Our Select service far exceeds anything else available, setting the standard that others try to imitate:
Exceptional and exceptionally detailed Inventory and Schedule of Condition
All areas of the property are described, including the main residence, staff accommodation, sports facilities such as tennis courts and swimming pools, stables, barns, estate offices and other facilities. (One recent inventory on a 1,000 acre estate included a full size train, bowling alley and a private spring water bottling plant, although we were not required to count the deer herd!)
The gardens, grounds and land are detailed, including whether plants and trees are in seasonal condition, lawns and grass cut, ornaments and garden artwork photographed and detailed, as well as photographing and listing equipment and tools for maintaining the grounds and gardens.
All rooms and fittings are listed in detail, and we describe the condition throughout (i.e. "The socket to the left of the fireplace is slightly marked, and has a small crack by the left hand screw. There is a 5 cm long grey scuff on the window wall to the right of the radiator. ") High resolution photographs
We take a minimum of about 200 high resolution digital colour photographs, and 1,000 or more for larger properties and estates, These include gardens and grounds, facilities such as stables, property exterior, all rooms as well as detailed photographs of lights, switches, furniture, floor coverings, kitchen appliances and the inside of all cupboards and wardrobes.
All photographs are stored on our secure server until you decide they are no longer needed.

A minimum of two bound copies of the inventory, divided by area and room, including a representative selection of the photographs. Additional copies are available upon request.
A minimum of two copies of a signed and authenticated DVD containing all of the photographs.
Electronic PDF versions of all paperwork.
Unrestricted password protected access to your own Management Module where we store all your documentation and photographs. You can even upload additional documentation such as copies of leases, appliance handbooks, safety certificates etc so that they are always accessible, 24/7 from anywhere that you have internet access.
On-going support throughout the rental process, and beyond - we are always available for you.
We are happy to undertake a Check in with your new tenants if required, (some agents include this as part of their service, but we will always attend the Check in on your behalf if you wish us to). We will meet them at your property, show them around, making sure they understand where everything is, how the heating and other equipment works, going through the inventory with them, recording utility meter readings (including oil and LPG) and signing off the inventory with them as well as completing a detailed Check in Report. This is an important part of the process as it is vital that tenants understand their responsibilities and their liabilities. (An additional fee would be payable)
When your tenants vacate the property we are able to undertake a Check-out with them, compiling a detailed report on the condition they have left the property in, including closing utility meter readings, advising them of any potential charges and/or compensation due to you, and signing off the report with them. (An additional fee is payable at the time of the Check-out, although many leases now require the vacating tenant to pay for the Check-out service, so please check your paperwork)
