Stamp Duty - and how we might be able to save you some!
Stamp Duty, a legal charge that the Government imposes on the majority of property and land transactions, can at best be considered unfair!
With Stamp Duty kicking in at 10% for sale prices of £925,001 to £1.5 million, and 12% for anything over £1.5 million it is very easy to amass a huge tax bill for something the Government has no involvement in.
In the private sector it would be called profiteering!
Cristal Clear can reduce Stamp Duty Land Tax (SDLT) on property sales or leases.
How do we do it?
Simply stated, we inventory and value all the items at a property that are not part of the fabric of the building - this can include light fittings, furniture, carpets, rugs, white goods, garden furniture, ornaments and equipment and many other items.
The valuations we place on these items are very carefully established at levels that have been proven to be acceptable to the Government without causing them concern or a desire to investigate further. Above all else, what we do is 100% legal. In fact, even members of HMRC have sought us out to use our valuation services privately to establish values for items left at properties they are involved with.
Examples of savings
A recent example of how we can save Stamp Duty arose when a property was being purchased for £3.65 million in north London. After consulting with the vendor and his agents, as well as the purchaser, we were able to identify and catalogue savings that reduced the Stamp Duty tax liability by £43,000 for the purchaser.
Another example was the purchase of a 1,000 acre private estate in Oxfordshire. The property was being sold for £20 million and the vendors were leaving handmade furniture, works of art and numerous other items in the main residence, plus estate vehicles (including a full size train) and agricultural/hunting/shooting equipment for the new owner. We valued the items being left and the reduction in the SDLT amounted to more than £192,000.
